Canopy & Crop

Land that
gives back.

A considered development and operations platform built
where nature draws people and design earns their return.

The Thesis
"Quality supply near nature's most in-demand assets is often weak. We sit where the parks end and the experience begins — close enough to feel the draw, far enough to escape the noise. This is not glamping. This is considered design, productive land, and a guest experience built to last decades."

Site Selection

Proximity to iconic natural assets — parks, peaks, coastlines — where demand is proven and authentic supply is scarce. We select with discipline and design with intention.

Design System

A repeatable modular architecture that is buildable, durable, and beautiful — designed for real-world operations, not a photoshoot. Every site shares a genetic language.

Guest Experience

Nature access as the primary amenity, amplified by food, warmth, and genuine hospitality — built to earn loyalty and direct bookings over time.

The Experience Layer

Where the land earns its place.

01

The Land Produces

A greenhouse and kitchen garden at every site — not decoration, but a working food system guests interact with. Guests harvest. Breakfast is honest. Andrew's Farmshelf background — supplying living food systems to Hilton, Marriott, and José Andrés — makes this a genuine differentiator, not an afterthought.

02

The Stays

Modular cabin units — 4 to 10 per site — designed for durability and delight in equal measure. Sauna, hot tub, and cold plunge as baseline. Thoughtful materials, real insulation, and zero tolerance for the aesthetic shortcuts that age poorly. Affordable-by-design: not a $1,500-a-night product.

03

The Setting

Pacific Northwest first: Olympic Peninsula, Snohomish County, and the North Cascades corridor. Sixty to ninety minutes from major metros. Close to the trailhead, far from the noise. Where the weekend draw is already there — we simply meet it with something worthy of the landscape.

The Platform

Not one-off properties.
A repeatable system.

Every site we build sharpens the playbook for the next. The design system, operations manual, and vendor relationships compound — turning each proof of concept into a faster, cheaper, better version.

I
Core Product
Define the cabin unit, greenhouse module, and operations stack. Site #1 is the prototype.
II
Proof of Concept
Validate demand, ADR, and occupancy. Refine the system. Document everything.
III
Replicate
Sites 2 and 3 deploy the refined system. Each one faster. Each one better capitalized.
IV
Accelerate
Portfolio brand, direct booking flywheel, potential spin-outs: cabin kits, sauna systems, greenhouse playbooks.
Optional Spin-outs
Modular Cabin Kits Sauna Systems Greenhouse Playbooks Operations Manual as SaaS
The Team

Two builders. One rare combination.

"An architect who can get things built. An operator who has scaled hardware into hospitality. The combination is rare."
